What is the property tax rate in San Jose (Santa Clara County)?

If you're buying in San Jose, this is one of the most useful numbers to get right early, because it changes your monthly payment and it's easy to misjudge.

Start with the framework. Under California's Proposition 13, the base property tax is 1% of assessed value. On top of that base, voters can add bonds and local assessments (schools, infrastructure, and similar), which push the effective rate above 1%. For most established San Jose and Santa Clara County neighborhoods, that typically lands in roughly the 1.10%-1.25% range. Santa Clara County's overall figure is often cited around 1.25% for the 2025-2026 cycle.

Two things push some properties higher:

1. Location and local bonds. The specific tax rate area matters. Effective rates vary noticeably ZIP to ZIP within San Jose because school-district levies and local assessments differ. Reported effective rates in some San Jose ZIPs run meaningfully higher than others.

2. Mello-Roos (CFD assessments). Newer-construction communities can carry Mello-Roos community-facilities-district charges, which can raise the effective rate into roughly the 1.4%-1.8% range. This is common in newer developments and is a frequent surprise for buyers comparing an older resale to a new build.

The single most important habit: don't rely on a countywide average for a specific home. The reliable way to know your number is to look up the parcel by its APN (assessor's parcel number) through the Santa Clara County Assessor / Controller-Treasurer, which shows the tax rate area and any special assessments for that exact property. I'd do this before writing an offer, not after.

One more practical note under Prop 13: when a property sells, it is generally reassessed to the purchase price, so your tax bill as a new owner is usually based on what you paid, not what the previous owner was paying. The prior owner's low bill won't carry over.
